Lenders can have overlays on top of the investor (FHA, VA, ETC) guidelines because they carry the risks of loans until they can sell them,  plus sometimes they choose to keep them and service them. 

To entice often first time home buyers it offers a rebate where legal and home owners can sell it in selective US metropolitan cities at a steep discount for full services.

You can have positive NOI but negative cash flow (think:  debt service and an unexpected roof replacement costing more than the NOI throws off). 

What web services are you using to collect owner information these days?

Can someone recommend a good paralegal/attorney services in the GTA that specialize in landlord/tenant cases?

That is why I included the caveat that there may be opportunities within these areas, they are just not areas I service. 

I said yes but have no idea how to charge for this service.

I would suggest that if you do bird dog have them sign a fee agreement for your services in advance.
