I recently launched an STR management company in Kissimmee FL and decided to set up an account with Hostaway.

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

You can search for all the Form D filings and do a data dump of that list (note: it will be HUGE) and then you can start just searching through that list of companies.  

The laws there can be much different then we are use to in the US, so you should consult a local attorney.

If you have the cost segregation done by a reputable company then even if you get audited, you'll have proper support to back up your deductions.Now whether it's worth it - A cost segregation study can be extremely beneficial but its a case by case basis that depends on a multitude of factors.

I am also wondering if this is worthwhile and doable. if I transfer the primary property to LLC owned by my mother in law, would that constitute a sale?

Keep in mind that if you register your company in a different state than you are doing business in, you most likely will need to register as a "foreign entity" in the state you are doing business in.
