I had my water supply pipes replaced with copper and added a lot of electric lines to the kitchens and bathrooms where most big appliances are being used. 

A full conversion is expensive, not only you need an aditional kitchen, you also need asecond HVAC, water heater, plumbing and electrical system.

I typically deliver all materials to the job site and I am still doing some of the work at the end of project like cleaning floors and windows, installing appliances, odds and ends stuff.

So by doing it as $500 plus utilities, you will get more applicants.Another problem with including it in the rent is people will take advantage of it (turn up the heat and leave the windows open).

One unit was semi-updated (some new flooring, paint, with original kitchen/bath) when I bought it and rents for $1350.

Then the wholesalers and the flippers will really come out of the woodwork, and we'll have all kinds on this site who will suddenly become experts on "just give it a good skim coat" and "a nice backsplash will really make that kitchen pop."

The living/kitchen room is so small, and bisected by so many doors, that both barely function.

@Ricardo TorresRegardless of how a loan is listed/structured - if you are collecting income/revenue - It needs to be reported on your return.If a property is converted from a primary residence to a rental - you get to start writing off expenses against your income.There might also be a window before you can do a 1031 exchange.Best of luck
