I think you'll need to go through escrow so the buyer has assurances of a clean title.

We are a go.Today the gas company will now come out and put the service on for the 1st and 2nd floors where the furnaces are installed.Our electrician will be coming out tomorrow to wire up anything needed to complete the 2 furnaces and 2 hot water heaters.If all goes as planned the next 2 days we should be ready for a draw inspection for draw 1 on Friday3rd floor apartment was cleaned yesterday and should be up for rent by Friday.Not sure if there if anyone is interested in this type of stuff or not, but we needed to install a new shower diverter for the second floor shower.

If your plan involves continuing in real estate investing and you wanted to sell so you could buy a better producing piece of investment real estate then the 1031 would accomplish the same thing. 

They won't take on your case if they aren't 100% certain they will be successful, so there's very little risk involved. 

But I think there's also a related party issue with the family all being involved. 

All that being said, I think it's dangerous to assume nothing will happen - better to get involved in opposing this idea than to be surprised that it passed.

A lot of newbies but there are also people that are pretty heavily involved in real estate investing.

I wonder if they were saying it costs about 10k for the materials to "print" the exterior walls or something, not counting the labor, overhead and machinery involved to build those walls...Not even counting the foundation, roof, utilities, trim, partition walls, doors, paint, etc.
