Normally you do your numbers on the premise that you expect cap rates to rise .10% per year during your hold.When we look over a offering, we focus on the actual numbers and compare them with the area rents, future of the neighborhood etc.

Do you find 2% is safe / keeps up with inflation for that long of time ?

Which areas are on the rise?

Is he the same clown that predicted MASSIVE inflation every day on every podcast and in every interview for the first 3 years after the recession because of the stimulus  package?

Speculation on what may or may not happen in the next 20 years, whether you even live that long, is a entirely different animal.Condos are generally a poor investment vehicle due to unpredictable rises in condo fees and special assessment by the HOA.

The condition could be bad like you say but this is so inflated it’s not even funny.

Our suburbs have some of the fastest-rising rents in the country, and you can count on raising rents every year to improve your cash flow significantly. 

A broker recently sent me an OM for a 100+ unit 7 or 8 story high-rise apartment building.  

There's no predicting what they will do in the future but as long as inflation stays in check, which the Feds expect it to do, rates should remain stable.

Regardless, I think most options are better than just keeping the $15K in your savings account because at minimum you're losing money every year due to inflation so you need to do something to at least outpace that.
