The bank is none the wiser and it creates problems in the banking industry.

Although I recently bought a house so my credit isn't TERRIBLE or anything - I have a high debt utilization on my credit cards and a seven year old BK that keeps my score in the low 600s - not exactly awesome.   

They usually just end up reducing the hours of the office to save money on employees and utility bills.

One word of advice, knowing the industry, what ever you're going to do & where ever, be sure you're claiming those tips!

It’s B-class, was rehabbed long distance for 10% of purchased price, strict 0.5% rule regarding cash-flow (or 5% yearly, but the property taxes there are practically nonexistent), all the utilities on the tenant, super landlord friendly, great PM found through internet and absolutely hassle free.

First, I'd reach out to the water company/utility and ask for information about usage history.

Appraisal happens and the appraiser comes back saying the value of the property is contingent to a $100 reinspection to verify all utilities work.
