Most people here to say LLC's are worthless just get insurance act like the two are mutually exclusive when they are not. 

The vehicle industry is very high right now as far as purchase price goes. 

These cities have multiple industries and a State University, so I don't think it would be a problem finding long term tenants.

We own and operate over 300k SF of commercial light industrial real estate.

You are right, this is proposed legislation and our industry is actively fighting against the sections that would most negatively affect self-directed retirement account investing.

All that industrial space isn't highest and best use and so long term I could see more zoning changes and possible growth.In the end though, this going to be your primary residence and so I would pull the trigger in a neighborhood and building where you really want to live.
