An ideal rental for me is one I like, I don't need to love it.

What has worked for me is getting the word out that I buy houses and what type of house I'm looking for.

I know everyone says this shouldn't be a problem, but I also know this type of a set-up is a HUGE problem to get financing on.

I figure that pets will require a more thorough cleaning anyways so any type of deposit is going to be used towards that. 

Ideally, I would like a traditional duplex for a long-term buy and hold position.This will be our first home purchase so I want to make a solid decision.Duplexes are going very fast in my area with multiple sight unseen offers just hours after posting.
