Someone putting up bandit signs, someone sending out post cards and/or letters each month, someone searching the internet for properties.

You can receive credit card payments through Stripe or Square or take payments however you like....venmo, zelle, PayPal, check...your choice.

Obviously talk to a lender or two and see if it is in the cards for you to be able to buy two places so close together.

Doing this, I would play the sympathy card of being a small business not able to easily absorb the late cancellation. 

The only fringe benefits I'd expect to get that I think are reasonable are credit card points, sometimes.
