When you run property management numbers - they get 'ugly' real fast.Lets say you buy a long term rental and it rents for $1,200/month, and if you financed it, it costs you $900/month for a fully loaded (Principle, interest, taxes, insurance) mortgage.  

What sort of cap rates are small multifamily properties trading at these days in Vegas? 

I am coming up to a full year in the industry and have made many great connections so far.

However I havent seen much discussion on real estate investing outside of the United States here.Has anyone here invested or been interested in markets outside of the United States?

Also, house-hacking is a great way to start with little cash.

And in this market with high rates and high prices, it's one of the only strategies for holding that really consistently works these days. 

Having MLS access and offering sweat equity is a great way to connect.
