I'm a retired Navy Officer and Iraq Vet looking for advice on which local CNY banks are the most motivated to work with somewhat blemished financial backgrounds. 

If you can work the numbers to where your cash flow is positive, with the built in conservative numbers, you are on the fast track to financial freedom.

It’s for those kids I have a stronger desire than ever for financial independence.

I went through a bit of a dry spell in the changeover and it wasn't easy financially but when it comes down to it EVERYTHING is difficult at first.........if you keep at it suddenly it's not. 

I have been interested in real estate for many years now, I see it as a way to financial freedom.

As for being screwed because of tenants - That happens for sure but if that's whats going to deter you from becoming financially free then maybe Real Estate isn't for you.

I was just commenting that many folks are new to investing and look at the 2010 metrics as what is normal or a good deal.. we are in a new normal stage of the market.. will it crash again who knows.. but this is the marketAS the poster above mentioned you will always have the US  owner with their financial issues and hoarder houses and burnt out landlord syndrome.. so I guess like you have done it becomes Gorrilla marketing to find these deals.. so that means spending some sort of money on marketing for them.. or wholesalers or what have U..   

Hello All, I have been off this board for a while, i been out of investing for a little over 2 years for various reasons (career changes, and divorce) and i feel like i am in a good place financially to invest again, so i wanted to get some opinions.4 years ago i got out of the Military and became a Realtor, i worked as a Realtor for a while, but i never really made decent money and worked my butt off, i barely managed 25k/yr, so i decided to make a change to my life and went back to school and now i am a Registered Nurse after going through a fast track education program.
