The successful agents in the industry share 80%-90% of the business while the "unsuccessful" agents fight over the remaining 10%-20%.

This year we have our first vacancy of the year in Sept (tenants were fighting so we gave both units the opportunity to terminate the lease Sept 1, of course the one with rent significantly below market rent decided to stay and the one near market rent took us up on our offer (we will only be able to raise rent ~$100)).  

So, in the North, best case you’re fighting an uphill battle with a lot of uncertainty.

It is the desirable area, only other place I can think of which has the allure is Irvine California.

It just not worth the time fighting over $95. 

The tricky part of that right now is that sellers here know the market is still hoppin' and they can get a great sales price by listing on the MLS and having buyers fight over their property. 

So, in the North, best case you’re fighting an uphill battle with a lot of uncertainty.

If I try and fight this in court to get my funds back, can the added legal expenses also be written off?
