I then went shopping.

Here's how I approached it:Searching on CL and Zillow got me to this SFH in the Hampden neighborhood of Baltimore (hipster/very desirable, lots of cute restaurants, shops, Whole Foods, etc.).

Shop that around.

Since you need to do your homework on Turn-Key, you may as well do your further homework and buy a move-in-ready retail property or even a cosmetic rehab property and save most of the Turn-Key markup and have freedom to shop for the best PM.  

As far as the Marshall Reddick question goes: I think he's retired (and now run by his former colleagues) and it is just a local company whose free meetup I went to; they procure these free listings on their website and do some analysis for you so it is easier to do the math, at least, in a preliminary fashion.  

Then, you just shop for properties which are not listed yet and "fill your buyers' orders".

I have felt that way until I began consciously replacing the people that surround me.I went to new networking events and began spending time with people that challenged my own way of thinking to become greater.Then I began to view the originally discouragements with less importance on my well being.These days, I've found ways to communicate with people to effect MY ideas in a more effective fashion.  

Speak to some other lenders, shop around.
