I am interested in campus housing right now as it seems to be fairly resession proof.

The deal seemed fair, I would net over $1,000 monthly, but the price seemed high for the properties.

I get that right now things are fairly stable, but couldn't one argue we are standing on a house of cards?

The outside of the house is in fair condition. 

Most of the homes are in very undesirable areas as well... so even renovating the homes may not make up for the equity problem as there isn't enough value add opportunity.Homes that are in fair areas (C or C-) may be able to break even with a rehab as we had one that was close.

It doesn't sound like you'd have any skin in the game - and you're new. 

In 32221 We have GE OIL and Gas, Saft International , a Solar Company, Wayfair is building, Bridgestone tires, A college, FSCJ Cecil Campus, The Equesteian Center is also a concert entertainment venue, Cecil Commerce, all fairly recent and more is coming to 32221, Amazon is in 32210 just over the border of 32221 and the 32210 housing is older and saturated all the new construction is coming to 32221.We will rezone to commercial or sell to a company that will do it , 528 ft frontage on SR 228 & 330 ft on Nathan Hale rd.

My primary question I seek to have answered by posting this post is fairly straight forward, yet I encourage debate concerning metrics and comparisons.  

If they are VERY professional, they will have their processes in writing as verification that it is enforced equally and fairly by their entire staff.6.
