So interview some banks, narrow it down to 2 or 3, and get loan estimate for each.Admittedly, the Loan Estimate doesn't tell you if they are fair, honest, responsive, care about you, etc. 

I am actively looking for a mentor but I first have a few questions (please excuse the extremely stupid questions):When looking at fair market rent prices on websites like Zillow, is the price per room or total combined rent?

Darren,You need to compute your tax 'basis', because yes you'll get the $250k (or $500k if you're married) but often some of the improvements and $ you've put into it will come into play if you're over the $250k. 

Just curious to see how others are fairing in the Atlanta market.  

I'm not sure how the $1000 relates to the value of the rental so I really can't say if it's a fair amount.

Btw, if you want to play around with CAP rates with single family investing that's fine, but typically CAP rates only come into play with commercial property.
