I wish I had taken a picture, but one time on a multi-year tenant who moved out and had 2 dogs, on top of the ceiling fan blades were a mat of dust and dog hair so thick that it peeled straight off the fan blade intact, and you could hold it up in the perfect shape of the fan blade.

If there was water damage then the wood will be wet and they will have to use dehumidifiers to dry out anything thats wet.. and find the right company you can trust.
