You are leaning very heavily on the current owner and if anything goes wrong, it would look bad in the eyes of outsiders (you 'stole' the property with a QC deed, made the person pay you a 10% fee, then forced him to pay partial rent while you collected all the profits?

We're seeing more and more coastal markets banning evictions and late fees until next year, which is going to kill a lot of landlords who are short on cash.On the other side, there was a bill put up today in Congress to subsidize rent pretty heavily for the rest of the year.
