You want the fees to incentivize the assets performance and de-incentivize undesirable activities.

I would highly recommend using Paul de Luca as he is a superb realtor, as well as Cross Country Mortgage for a primetime lender!

Conroy the neighborhoods you noted along with a few bordering them all have multi family and you usually can find 1 or 2 available. 

I have purchased property on both sides of the border but only as a primary residence thus far.  

It's a 5/4, in a neighborhood that borders the property of the largest wedding venue in Northern Michigan (Castle Farms).
