Be sure to be well covered by a security deposit or insurance policy to cover damages and default tenants. 5+ months is a LONG time to get a tenant out.

It’s an amazing location, double block with albeit a beautiful run down house that looks like they may have encountered financial problems/heritage permit problems.I’m  thinking about dropping a letter in the mail box with a super low ball offer that will hopefully give me an idea of the owner ever swings past or not.Love to hear if anyone has had any success 

In the midwest we have a ton of bowed basement walls and it actually usually is a pretty easy fix and warrantied if it is a block foundation.

Also pricing and wondering if block rooms still available?

You can't just choose neighborhoods like that, sometimes inside of each area, there are blocks where the income levels change for your tenants.

The Sellers and Seller's agent is claiming that none of these were damages from them or that they are pre-existing. 

This street is lined with some of the most expensive property values in the state but the street is lined with miles and miles of multi-unit apts which go a few blocks deep.

Note, even if insurance pays for all the damage your property suffers, you still lose.

@Barbara Pinto, Mount Dora is very small, but does have a several block area near downtown that wouldn't be as attractive or command rents as the rest of the city. 

Not to mention the damage they do to innocent sellers and buyers and believe me I have seen a lot of damage.I just had one this week..
