They are moving, everything is a mess, and you have to find someone that can envision the place without all their crap in it.

I hate the Nolo website with all it's bouncing, flashing crap. 

Or maybe your silence and the eviction filing will teach her that you won't take this crap, and she'll pay her rent,  cut it out and find someone else to rage text late at night.

The previous landlord may have filled the units with crap tenants so the building would be easy to sell.

Keeping the gutters clean is a must helps prevent water/damage in the basement .This is a tough one I find very few keep the gutters clean .I bought a blower with a attachment  that can reach gutters blow out crap it  makes it easier  .Give them your phone number !

The house was beach pink with doors falling off, crap all in the yard, smelled like a cigarette, moldy carpet glued to the sidewalk outside, etc... after we finished making it beautiful and white, pulling carpet and sealing sidewalk with a nice color, landscaping, etc, a lady teacher yelled "thank you, that really transforms the look around here, we appreciate all your work".That was cool.

I don't allow giraffes or hippopotamus; they ruin the landscaping and no one wants to pick up the crap 😃

Plus it's not like the place needs major work to turn, just some cleaning, maybe the usual move their excess crap they left behind out (outsourced and paid for by their deposit).

After a tenant's mom "died" 2 years in a row, I quit listening to the bull crap and just give them the speech at lease signing.  5 years of listening to bs stories and headaches.

The least you can do is pick up your dog crap so she doesn't step in it and it doesn't turn the lawn brown.
