Can normally determine that pretty easy but taking action on it is much harder haha especially when looking at a nice car over an investment etc. 

My states is very clear: if I accept my tenant's application for rental assistance, I agree to stop all eviction actions until their application is processed and I won't evict them for non-payment of rent during any period ERAP is paying for their rent.

Every day I don't take action I'm loosing money.

But I appreciate that, I prefer advice to be blunt because it makes me really think about my actions and get back on track.

Basically I don't want to be another one of those people that reads every book and never takes action.

Offering to handle some of the time consuming tasks is always a great value add - i.e. showing homes, hosting open houses, drafting contracts, etc.Referrals are great and I'd even go a step further and ask if you can be involved in the transaction to learn as much as possible.

As for tackling smoke the best courses of action are washing walls before painting, then prime and paint. 

Just make sure to consume contents here as much as possible and feel free to ask any questions you may have.

It will take a while before you feel up to speed on everything you need to know to take action.
