Hello,I am a young investor looking to get knowledge on how to utilize seller financing to obtaining 2nd rental property.I bought 1 single family home in Tilbury, Ontario in 2021 and it is not cashflowing AND not able to sell right now as locked in mortgage until 2027.I do have some cash, but not enough for a 2nd property, and I seen plenty of off market seller financing - but I just don't understand the whole seller financing business to obtain.

Some things that jump out at me:1) Many cities have codes that establish the number of unrelated individuals that can live in the home, so you will need to do some research on this in your area. 2) You may need commercial property insurance, as your insurance company will likely consider this a business exposure.

Until then, my initial plan was to try and grow my capital (20k from a car flipping business) and get experience now so I can later focus more on cash flow down the line. 

Agustin, Regardless of where you are going to invest you need a team of people around you to make your real estate investing business successful.

When you say sales, are you referring to direct sales to a consumer or business to business?

Why do you want business credit?

The pension amount at age 39 is not enough for me to feel comfortable, so my long-term plans are to start a small business and invest in real estate to position myself where I don't even need my pension, and it's just a bonus.

Having someone on title with you that you don't know, as a "business partner" puts you in lawsuit risk for anything they do.
