Thanks @Matthew Forrest I've got a pretty low budget for this area, plus I work in Brentwood so I don't want to have a crazy commute, so I'm probably looking in Inglewood/South LA area for now. 

Otherwise is you still want small multifamily I would look at markets outside of your immediate city or state, and look up David Greenes book on Long distance Real Estate investing.

Since this is long distance investment and I don't go there often, I am looking for a property that has very low maintenance.

I haven’t taken the leap on long distance investing yet.

If you want to invest long distance, I really like Clarksville TN and Huntsville AL.

As a flight crewmember, I’m able to travel anywhere and like the idea of long distance investing that I got from BP books and podcasts.

Personally, I see the value of having a completely separate physical space to work in that's not within the door of your apartment but that you still don't have to commute to. 

(It had been a rental for several years and we were attempting to sell it long distance so we relied on our real estate agent to get the home ready for sale.
