What are some partnership structures that you've used?

I have purchased several investment properties, which are doing well, both in cash flow and appreciation. People in my network are interested in partnering with me, and I'm curious to hear the equity and distribution structures that any of you have used. 

I would be managing the deal, along with the property, and the partner would be a long-distance investor. I will also be contributing a certain percentage of the cash needed. These will be small multifamily or mixed use properties.
