I am referencing the entrance to the property that all tenants have a common key for. 

Since the sale of the property occurred towards the end of the year, in October, the 1031 Exchange was going to receive an Installement Sale treatment and in the event a Like Kind property was not purchased within 180 days the proceeds would have been taxed in 2018.

Our brokerage didn't seem to think that it would make much difference, but I don't believe that they have done it enough times to really know what kind of impact it may have under these conditions.

I just know we cant sustain that kind of prices increases and its starting to feel like it did when the market crashed in 2007.

What kinds of returns are people seeing around the State?

That may be more in reserves than a lot of people want to keep, but I like to be conservative on that kind of stuff.
