Are there ethical ways I can compensate them beyond commissions and offering the listing on a re-habbed home after renovated to them? 

Which of course benefits both you (in your commission check) and your seller (as they sold for more money).I think it makes a lot of sense for you to get your license and start working that niche!

I was paying points and commissions and all that jazz, so not the best, but it worked.

The listing agent would merely make double the commission.

And the company I am now working for also does NOT charge to get a new tenant, does NOT charge to renew a lease, does NOT charge a 'commission' on a repair bill. 

Commission percentages and their splits are negotiable items by all parties as well.

No, I haven't gotten my RE license and I don't see the relevance of the Louisiana Real Estate commission being in the same city as I am.
