There was a quit claim from husband to wife back in 20124. did a skip trace for phone numbers and I believe the property owner is dead5. trustee information is a law firm6. from what I can see there is very high equity in the property.I spoke with a neighbor and he told me it was a nasty divorce situation and the house has been abandoned for years.

People claim that you need to accept dangerous breeds, but there is precedence that says you don't have to.

The business claims it nets 120K, the owners are not currently paying themselves rent.

The tenant could take me to small claims.. please give me your imput.  

If you do inform them, will they initiate a claim or contact the tenant which could eventually set things in motion?

You can always carry a higher deductible and you aren't penalized for filing claims, so even if you carry 5k or the new 10k deductible and the loss is less it doesn't impact your premiums for filing it to see if you could get something.

You could file small claims action for up to the date you stopped marketing it..

A title report is an opinion about any claims that may be filed against the property.

But, your mortgage company will realize that you do not occupy that property as a primary residence any longer if you purchase another property and claim that one as a primary residence.
