I'm not sure which market you're in, but the clients I've worked with that have existing loans/leases on their solar panels have a headache when it comes time to close. 

I would focus on saving towards your down-payment and closing costs.

Although IDK how DSCR lenders would perceive this strategy, but it does align more closely with long-term rentals and several still do STR properties.

They have successfully closed multiple syndications using this plan, but it appears to me that the one I am currently invested in may be struggling.  

Sell SFHs regularly go in the $80-120k range, and I just closed on a duplex yesterday in that price range, so yes that opportunity is there for you.

Do I have no choice but  to  pay expensive attorney fees to get this done, as I do not live in PA but here in TX.  

If you have a Buyer Agency Agreement in place you may not have a choice.

Most of this was done by our property manager (Neighborhood Property Management), but they have a good website (Housing Choice Vouchers), including a specific section for interested landlords. 

If you're looking at investing in MA or any state, I'd probably wait till you have enough for 25% downpayment + closing costs and about 70-100% of capex reserves + vacancies set aside comfortably.

I've never had any issue or problems with wholesaling or assignments or options or double closes, all of which I've done.
