California based investor looking to purchase single family properties all cash in Ohio and Kentucky. 

One of my strategies will be to put money into energy efficiency to decrease heating costs, and increase my cash flow - Maine has some good loan programs/rebates that can really help tighten up a building, and finance efficient heating, so I'll be taking advantage of those.

Purchase price: $185,000 Cash invested: $85,000 Sale price: $330,000 3 bed 1 bath total flip, top to bottom everything inside was touched at some point.

I definitely recommend Columbus Ohio because there's still so many deals that hit the 1% rule, positive cash flowing, and quickly appreciation!

Those responsible or supporting this at the CO legislature need to be thrown out in November. 

Any advice on if we should use it to pay off our loans against two of our retirement accounts (that we took out for the downpayment on the first STR) in order to lower the monthly bills or if we can/should cash out one or two of our retirement accounts (457 and/or 403b) and pay off the loans? 

And I have a good cash flow to do this.   

We were scheduled to NET over $7k in cash flow in March...

They tend to appreciate a bit less but cash flow well.

Now I have $550k cash left over to either buy another properrty or invest it another way.
