There seems to be this focus around some bad actors in the TK space that may misrepresent information, but this ignores the hundreds of thousands of general sellers out there that give inaccurate information.

This is a one story, open living at its finest with brand new kitchen featuring soft close shaker cabinets, quartz counters, classic subway tiled backsplash, SS appliances and pantry.

The kitchen cabinets need to be painted, replace some of the flooring and maybe add a few can lights. everything seems to be cosmetic and would be about $20k.

Rather than getting an attorney to set those things up for you, I'd find an attorney and ask if you need them.I know hundreds of real estate investors and none of them use Land Trusts. 

Time estimates for materials extended as the year went on, should have ordered earlier for cabinets, countertops, etc.

For example: Kitchen Remodel, bathrooms, sand floors, recessed lighting, etc cost = $120k (what percent of that should be materials such as cabinets, fixtures, recessed lighting, etc)
