The house came with some nice features:- Furnace was a newer high-efficiency (about 7 years old)- Stove and refrigerator included- Master bedroom had skylight and vaulted ceiling- A significant portion of the plumbing in the house had already been replaced/upgraded- Vinyl windows throughout- 2.5 car garage with openerWork that I did to rehab it:- Painted the living room, hallway, second bedroom, and kitchen- Replaced the kitchen floor with ceramic tile- Replaced the basement windows with glass block- Re-sided the garage- Put a new door on the garageAnd some other cosmetic fixes.The tenants just moved in this past weekend and they love the house so far.

These are hard earned money, actually all i have and i do have a job so if a month or 2 i had to supplement for expenses.Jon brought up a good point, my exist strategy will be tough if the area doesn't improve, but it looks like it will from the condos they are building 2 blocks away.right now it is rough though but the tenants cater to that crowd-

The crowdfunding vendor is just a pass-through facitator of information and payments, but 100% of your ownership structure is directly with the real estate developer.I agree that on most of the debt/loan deals, you are in a deal with the crowdfunding vendor (who in turn in secured by the real estate), so in these cases you want at minimum to look for arrangements that have a servicing "failover" or block box that handles payments should the vendor not be around.
