Some guy in new york sitting in an office wont know the reason that a house sold for $100,000 and two blocks down is only worth half that cause its located next to sewage processing plant

The sales should be no more than a mile from the subject property, preferably within blocks.

The parameters I've been given are either raw land, or square footage retail not currently highest and best use, ie, one story block now zoned for 4 - 6 stories.

If they call you again, just block the number and let them file a police report.

The house came with some nice features:- Furnace was a newer high-efficiency (about 7 years old)- Stove and refrigerator included- Master bedroom had skylight and vaulted ceiling- A significant portion of the plumbing in the house had already been replaced/upgraded- Vinyl windows throughout- 2.5 car garage with openerWork that I did to rehab it:- Painted the living room, hallway, second bedroom, and kitchen- Replaced the kitchen floor with ceramic tile- Replaced the basement windows with glass block- Re-sided the garage- Put a new door on the garageAnd some other cosmetic fixes.The tenants just moved in this past weekend and they love the house so far.

Worst building on block. needs alot of what seems to be cosmetic work, Paint, landscapeing and cleanup.

The tenant's insurance paid his rent every month (not in three month blocks, they paid monthly).

I currently own outright 7 residential units, all within a block of each other, and am constantly looking for new properties.

These are hard earned money, actually all i have and i do have a job so if a month or 2 i had to supplement for expenses.Jon brought up a good point, my exist strategy will be tough if the area doesn't improve, but it looks like it will from the condos they are building 2 blocks away.right now it is rough though but the tenants cater to that crowd-
