The lot-size requirement to build a 2 flat in this zone are: 1) 2,500 sq/ft per unit (5,000 total), which isn’t met, OR 2) 1,500 sq/ft per unit (3,000 total), which is met, as long as at least 60% of the buildings on the same side of the block have 2 or more units.

Pre-Covid we averaged $16K/month rent ($8K/unit) basically a block from the beach. 

Then told the national guard was blocking the neighborhood.

Hi all -I'm in a bit of a strange situation, and we really want to buy a single family right now but I am coming into road block after road block.

I'd be open to compiling a statewide summary, the problem is with all 50 states, its down to a city, county, municipality or even block by block.

Then I have the W-2 to jump into.However, I adapt by time blocking other times throughout the day to ensure those items get the priority they deserve.

I am administering my late mother's estate, which includes a small multi-unit building (two 3/2 flats + a 2/1 basement unit) that is about 2-3 blocks from the Jefferson Park train station. 

On the other hand, if I wait after pandemic or longer, I might not see these great prices for multi family properties within blocks of the beach again. 

You usually find these on blocks that are near commercial space or just off a main road.
