If the end buyer is all cash, it gets a lot easier as you can avoid transactional funding and two closings via a land trust or entity formation.

Taxes are $9,000 based on county appraiser's office (if it matters the county appraiser lists the property at $340,000 -- with land being $175,000 of that number).The area is a great area.

Do the 3rd party negotiating companies have contacts at the bank that they've closed plenty of deals with which helps them get a better approval rather than the file just "going through the system" and landing on a random lender negotiator's desk?

No offense, but it's kinda like a nurse saying they want to do surgery.Your rehab skills will be of little help in the beginning, until boards are being cut and the development by that time is phasing out.Where do you begin, do you have land or you want to find that?
