I think the $/sf value you get being in that neighborhood, next to Snooze and Trader Joe's and a straight shot down 8th to downtown Denver is hugely attractive.

Computers can't always accurately judge how attractive floor plans and locations are.  

The home has an attached apartment (2 bedroom and 1 bath) a garage and the actual home is 4 beds, 3 baths with some big Family rooms and other space that could be transformed strategically to attract students or make the home more appealing/rent for more.
