Im also finishing fix and flip in Staten Island NY that I was scheduled to put on the market at the beginning of this month.  

The fact that they have recently finished the fast-pass lanes on the highway is great news and means that there is expected to be a lot more commuting south down 75 from the Northwest.. to follow will be lots more retail, amenities, and housing.

The seller wants to stay on as a tenant for a year as their child finishes school and then they will move... at a reduced rate of $1525.00 per month.

Depending on the finishes you choose, the level of contractor you find.. and whether or not you go the ADU route, I would guess around 250k-500k depending on what you actually decide to do and the type of finishes you choose.

I am about to sell a SF rental and would like to put the gains into land and construction of a barn-dominium (a finished out pole barn) that are gaining popularity in rural areas in Oklahoma. 

To arrive at the ARV much like an appraiser uses comps to determine value you have to compare what you have to whats around, you are looking for like houses in like condition the closer you can find in build and finish and distance the closer their value should tell you what you can expect to see as far as ARV goes. 

I am located in Idaho, and I have found two properties (one is a 2 bedroom/1.5 bath townhome ($135,000) and one is a 2 bedroom/1 bathroom single-family unit ($120,000)).I am planning on living in it for the next two years with my fiancee/future wife while I finish my Master's in accounting/MBA and she finishes her Bachelors in Nursing.
