Now, I cant say I completely agree with that philosophy, but they are definitely doing well and they definitely have a point in that waiting to invest is probably worse than investing at the current time.

I just completed the inspection yesterday and it seems the roof will need to be fixed(over 20 years, the boiler system is very old(there are 3 boilers), one of the 3 hot water heaters(HWH) is leaking and the 3 car garage (which is one of the main reasons the property is compelling as an investment purchase) is not structurally sound and may need to be demolished.

We bought the property with cash not using any of our own money for the purchase and used 16k of our money plus what was left from the 100K we borrowed to complete the rehab.They bank was asking 105K but we got it for 69K.
