I like Section 8 because while you have to pass inspections to be put on the list and stay on there, the housing authority basically does your advertising for you. 

I will definitely lean more on the MLS than Zillow when making calculations.Use Rentometer.com but realize that is typically only advertised rentals, not "all" rentals.

Advertising, trolling, self promotion, and political discussions are the most often removed posts.

You run the risk of being tagged for false advertising of what your rent rate truly is.

So, I ended up advertising more for that purpose and we do make quite a bit more per month being flexible with when people move in and out and having it furnished.

I have a listing advertised with tenant paying garbage and a lot of people have asked about this specifically and wanting clarity.

She also mentioned that the lease was initially advertised at $2000 a month before she originally signed and was increased to $2500.

if you have a qualified app, but barely, require additional security deposit. set up your requirements and follow them. one thing I do is when advertising a property, I never pick up the phone, but I text or email the initial contact with a list of my requirements. that will weed out the tire kickers. if you talk on the phone, it is difficult to remember all your requirements.

I am reluctant to advertise on MLS to avoid having to pay extra $$'s to an agent if they bring a buyer.
