If there's anything I've learned over my entire portfolio, is that there are always more projects around the corner, they take longer than you think, and they're more expensive than budgeted.

Our developers have all noted that HUD has gotten much better with this program in the last decade and it more depends on the local housing authority being good or bad.

Most of this is good info, but some of this is ridiculous and moot. 

Vacancy is often around 5%, particularly in high-demand markets, though this can vary by location.

Is this just overkill? 

I would split the cost with the tenant as it benefits you both.

I have had several Colorado LLCs (single member LLCS with one single family residential rental per LLC, so very small-time) for a decade, and always file my periodic report so am in good standing with the Colorado Secretary of State, but have only just heard that I need to file a BOI report before the end of the year.

You can do it with putting in only the one rent you will actually connect.

Check their terms and fees to ensure they align with your needs.
