Managing a team of PMs with no PM experience is a bit like trying to manage a law firm with no legal experience, or trying to manage an auto shop with no mechanical experience)So, if you want to be a legit real estate investor and build up a significant portfolio, you need to get experience with property analysis, acquisition, and PM--and house hacking is one of the best, quickest ways to get that experience (while also making money).

I tried to plow snow this winter, but multiple mechanical failures netted a loss of over $2000 while working a lot  of hours.A job is not realistic.

It depends on how much of the property has been updated.An old house with new electrical, mechanicals, plumbing, windows, roof, etc. should not have maintenance issues.

A draw model would have you fronting a certain amount of the repairs, getting invoices to show as paid from the various contractors, and obtaining mechanic's lien waivers in order to then get a certain amount of money refunded back to you, which can act to replenish your capital available to the next stage of the renovation. 

HOWEVER, if you plan on doing anything beyond cosmetic work (structural, mechanical, electrical, etc.), you should be using licensed contractors, especially if you're doing work that requires a permit.
