My suggestion would be to pick one strategy because they all work over time (direct mail, PPC, driving for dollars, cold calling, texting, billboards, radio), and don't stop that until you have consistent deal flow.Also, I highly suggest finding someone who is already wholesaling and get on their team! 

Theres a great book called Florida Foreclosure Sales by Natalia Ouelette Grice, which is chock full of information on Foreclosure Sales and how the process works.

I’d consider trying to look at the types of repairs you’re getting called out to this property for and see if there’s some way you can help reduce them either through preventative maintenance or through upgrades as units turn over.

Call the folks at Lead Safe RI and have a conversation with them.

I found this other group called Certified Tax Coach (https://www.certifiedtaxcoach.com/) that help with tax strategies and tax savings. 

I called the city to see if they would be willing to lower the property taxes or do anything to help with the fact that parking is so limited.

I called them out on this only to be informed that they dont lock rates.
