Does anyone here have a list of recommended, well-vetted real estate funds?

Your question is very specific and I recommend seeking a CPA that specializes and actually invests their own assets in RE themselves to assist you.

It is recommended to delay any improvement on the property for a one-year period from the date the tax deed is recorded.

This is my second year attending and I highly recommend it for all MTR operators.

Are there any local land brokers that come recommended? 

I would definitely recommend checking out House Hacking by Craig Curelop (which is the best way for most to get into real estate investing) and The Millionaire Real Estate Investor by Gary Keller which is an all time classic.

Given that you're just starting to learn, I would highly recommend talking to lenders and real estate agents in your area.
