Yes you can be thrown in jail for not fixing your fence or repairing your siding in time, and god forbid your leaves blow on your neighbors lawn,  subpoena, lol ,  crazy!! 

If God came and said to you, "Hey Jack, buy this property with your friends money, he will get a 10% return... would you do it?" 

Do not use some template off the internet that only god knows if it comforms to Maryland law.

What got me through was the knowledge I gain on courses within 3 or 2 years prior  and when the opportunity came it was like a God sent sign I just new what to do and how to do it..

@Matt Geerts I agree with you and understand i only mentioned 2 cities but the new mortgage rules are for everyone in the country which will make anyone with less then 20 percent down have a stress test at higher rates which will then lend to less money loaned out to them which then maybe lead to prices needing to come down doesn't matter what city  you live in@Adam Fisher some very god points there Adam, haven't looked at any numbers on population but I knew there was some growth going on.. didn't know it was that much.
