I feel this is the perfect time to allow all of my skills to come together and test what's possible! 

Some data supports that my parent's generation (the baby boomers) are STAYING PUT as that generation is approaching retirement age.

I'm leaning more towards Northern VA due to the relatively friendlier landlord laws vs. those in DC, the job growth due to data centers, Amazon, and warehousing in that area, and the relative affordability. 

For one property I would check competition and adjust manually to have the absolute best pricing data.

Use Zillow and rentometer.com to get data and analyze a few from your home to see what type if returns there are.If these meet your investment criteria then start looking in person.

I've looked at Avail, it promotes Lemonade and their own credit boosting program.I've looked at Rent Redi, it promotes U-Haul and their own rental insuranceI've looked at Cozy but now it's all in Apartments.com and I kept getting errors while trying to test it.I am willing to pay for it.

Hi everyone,I am not sure if this is the right place to ask this question, but I am looking for recommendations on the best (and most affordable) test prep course to take from an agency-approved real estate school.

I'm talking head down, nose to the grind stone, geek out sessions where we develop in depth and thorough spreadsheet checklists and systems for data organization.

So far there’s a couple different softwares I’m going to do a trial on to compare as I’d like it to be simple and functional, but also provide accounting data.
