House is 90% complete needing finishing work (clean paint, trim, fixtures, grout,appliances) a layer poly on woodfloors, driveway work, spruce the yard/front steps. 50k for cosmetic- 50k for larger items.ARV:450k (conservatively)Tax Value- 475k ( area reflects homes selling over tax value)All-in$: $330k (200+100+30(fixed costs)) Profit: 120K range...RIGHT!?!

I sent AHS over, and they concluded that the problem was coming from no caulking around the faucets, so I had to pay the $75 deductible and still had to send another contractor out to caulk the plumbing fixtures because that wasn't covered under the warranty which cost another $65.  

General rule of thumb I use on replumbing an entire house -- for a 1500 sq ft single family home with 10-12 fixtures (sinks, tubs, toilets, taps, dishwasher, etc), you can probably get it done for about $3500-4500 if you shop around.

The only small criticism I have is the flush mount light fixtures.  

We replaced all the flooring, and gave it a fresh coat of paint, replaced some light fixtures, and reglazed a bath tub.

This might involve switching light fixtures between the two rooms.

I would suggest putting that money towards some other upgrades (walk in shower, stainless appliances, granite tops, nicer light fixtures) if you are shooting for that price range on rent.

In my state, stoves are considered fixtures and are almost always supplied by the owner.

Thanks Duplex units on the west side of Cleveland in high demand so long as you update them with modern fixtures.

I still do all wood cabinets, granite counters, quality fixtures, etc... but I'll do one level below what i would do in a flip.
