Hey @Pete BroomI generally will have my clients purchase a property in their own names, giving them the benefit of all their normal financing options. 

As for the Baby Daddy as you refer to him, there will be a law, (in my lease I use 5 days) as to how many consecutive nights your client can have a guess.

I'd say I don't have enough experience to know if this is a situation that would be favoring him and his client (which could be his buddy who knows).  

Finally, with the use of Trusts while establishing these structures you can add a level of anonymity by removing your name from public record.When I work with my clients to discuss asset protection I navigate with them through: the size of their portfolio, their level of exposure and their future goals.

It's not because the bank is full of cruel people; it's because they couldn't run a successful business if they acquiesced to every "tragedy" in the life of clients.

But, I can tell you that I consistently have clients and potential clients come to me with unfortunate situations involving lease agreements (sometimes found on the Internet) that are simply not California compliant or unenforceable.

I have had clients in the Berwyn and Forest Park neighborhoods run into this trying to use the 3.5% FHA loan because the current rents were well below market rents.

Does anyone give clients a gift or something nice to make their moving day easier/better?
