I have considered a recourse loan with a personal guarantee, however, I have read that a personal guarantee would provide a loop hole in legal situations which might destroy the whole purpose of forming a corporation.  

It sure seems like you shouldn't have to give it to get a quote.I think American Modern does a pretty easy add/subtract property.

Americans just love to sue, so just watch out. 

An LLC is one type of business structure of several choices (sole proprietorship, partnership, corporation, limited liability company, limited partnership, limited liability partnership, etc.)
