I figure it'll be a nice thing to try between projects when I get tired of the hustle and jostle of looking for rehab projects.

When doing flips and general home remodeling I get the same questions all the time both from serious clients and tire kickers.

They have a bad experience that dissuades them from continuing, or they make a mistake that makes them think is this worth it, or they just get tired of real estate.

We are tired of relying on others to donate and support orphanage projects. 

I had a few tire kickers but I received a call from a lady in San Francisco who owned 40 acres with no access in Northern California.  

We bought the property from a tired landlord who was at the end of his rope dealing with the tenants he had in place which is why we were able to buy it at a good price. 

I believe it might be due to some of the local investor agents / property managements are tired of chasing and performing due diligences while some clients hardly do anything besides cutting a check.  

You can't drive an apartment to work.An older, well maintained vehicle speaks more highly of the owner to me than a new car with new tires and wheels.

Considering that my 1099 job has gone down to almost 20hrs a week on average, I'm about tired of working for others and want to eventually end up being able to live off of my investment earnings.  

She is most likely asking for a cash contract because too many people have used the financing contingency as an out clause and she is tired of it.
