Vacasa seems like they cover everything which is great for hands off owners, but they charge an arm and a leg.

In my state there were lawyers who did not specialize in 1031s and they wanted to charge me $3000!

I charge a premium and as such, expect things to be a bit nicer and feel okay saying no discounts for people shopping for discounted stays as there is a reason I charge more than my competitors.  

It is your property, take charge of it and get it rented or sell it.

I know alot of people are charging 30-40 bucks a month around here and that covers the supplies to do the furnace and fridge filter but its still on the tenant to actually do the labor part.

You are lucky, they tried charging 60,000 with one of my other clients. 

How are you only getting 8% VRBO charges?

They offer interest-only loans, don't charge for appraisals unless the deal actually closes, and have great customer service (they actually close on time unlike some of the lenders my clients have chosen against my advice over the years who ask for my time for underwriting the day before closing).

What I do for my units with shared meters is I charge 50% flat to each tenant which prevents waste I get no issues with any waste due to this but the ones that share electric bills do get many complaints due to the size of the bill.
