Communication, yes, but also I need a great fee structure, a sense of urgency and a team of competent professionals who have an "own it" mentality. 

It is usually just a means to an end, where a fix & flipper will use it for the short term to acquire the property quickly when urgency is required, funding in as little as 7-10 days isn't unusual for most hard money lenders.

Looking for an agent with boots on the ground in that area who is investor friendly and experienced with the 1031 exchange timeline urgency and process.

I would also advertise "urgency" in the form of (accepting applications for 7 days only) type of thing.

I ask this because I am 21 years old, and 3 months ago I didn’t know the first thing about real estate investing but I also feel this sense of urgency to just jump right in.

Her response was to scream at me for not responding immediately to fix her toilet, which apparently I was supposed to clairvoyantly know was in fact not usable, and then tell me she hired a guy to fix it herself that evening and that she would require reimbursement for it.While I would understand that demand if she had clearly explained the situation and its urgency. 

I looked at several turnkey properties before buying and none that I reviewed were so special and had such urgency that they could only be held for 48 hours.

She's not currently in a hurry to sell, but her health and that of her son will be changing that urgency. 

I get that these forms of compensation are complicated for lenders to assess because every employer has a different approach to vesting schedules, refreshes, etc.If I could save just a little bit longer I think the money wouldn't be so tight but I feel some urgency about being on the sidelines through too much of the 2020 home-buying season.

We give new attorneys a few chances and boot them if they're treating us like a number and don't show a sense of urgency or professionalism when handling our loans.
